Construction Management and Cost Analysis
Natural Resources Institute Finland (LUKE) builds well-being and a sustainable future from renewable natural resources. Therefore, the new research barn must enable international-level scientific research in Finland. A special feature of the project was finding a balance between specific requirements, tight project costs, and high sustainability needs.
The solution required a deep understanding of the functionality of future operations. Based on this, active prioritisation of needs was essential — identifying which were must-have and which were important but not critical. Through facilitated workshops, the users, together with the property owner, succeeded in developing a balanced solution piece by piece.
As a result, with prioritised needs, optimised building mass, and structural solutions, the total cost met the budget. The cost savings between the co-created solution and the earlier design — before Intecon’s involvement — were almost 100%. Meeting all must-have requirements, participants committed to proceeding with the co-created solution. Executed as a turnkey contract, the project is proceeding within budget and meeting all set objectives.
